The Winfield 100-unit apartment project is not required to be approved by the City Council, nor is it deemed necessary to approach Yavapai Hills neighbors about the future construction. It is somewhat reassuring to know that the view from surrounding homes has been taken into consideration as stated in the March 25th Courier:
Although getting feedback from area residents was not a requirement of the developer, [project architect] Swingle said the design was done with the neighbors in mind. “The highest point of the (apartment) buildings is below the sightline of the uphill houses,” he said.
Unfortunately, not all homes are “uphill.”
Aesthetics aside, residents of Yavapai Hills have repeatedly expressed concern about the traffic congestion to be brought on by the completion of the TouchMark facility, which was approved to be exempt from the two-exit requirement for such a high-density development. As a result, traffic from all TouchMark residents and staff, as well as, residents of the proposed, 100-unit apartment complex, are to be added to the short, two-lane access to Highway 69 used by about half of the 1200 homes in Yavapai Hills, two hotels, a bank, a tire store, a fire station, and a soon to open climbing gym, yoga, and café center. In the article referenced above, there was no mention of a traffic study. Was a traffic study completed regarding the proposed Winfield project? If not, why not?
